The short answer

An air conditioner or mini-split that runs all day without cooling, freezes up, or drips indoors usually starts with airflow or drainage, not with refrigerant. A dirty filter, blocked return, closed registers, or a clogged condensate drain produce most of these symptoms. Low refrigerant means a leak in a sealed system — topping it off without finding the leak is a repeat bill, not a repair. Thaw a frozen coil once, with cooling off and the fan on, and call if it freezes again.

Cooling problems arrive in summer, when a system is asked to run for hours and every airflow restriction shows up at once. Homeowners often ask first whether the system is out of refrigerant, but in the material homeowners share, airflow and drainage come first: the same clogged filter that freezes an air conditioning coil in July short-cycles a furnace in November. The checks below separate an airflow or drain problem from a refrigerant or electrical fault.

What you notice

  • Weak or lukewarm airflow, endless runtimes, and a house that never reaches setpoint.
  • Ice on the indoor coil or on refrigerant lines outside.
  • Water appearing after ice melts, or a steady drip from the indoor unit.
  • An outdoor unit that will not run while the indoor fan runs, hissing or bubbling sounds, or a musty smell. For mini-splits: one head weak while others work, water dripping down a wall, or a flashing error code.

Causes

What usually causes it

Airflow restriction. A dirty filter, blocked return, closed registers, or a dirty coil and blower restrict airflow and freeze the coil. A setpoint set far too low and run continuously can contribute.

Refrigerant leak. A sealed system does not use up refrigerant. Low refrigerant means a leak, and topping it off without a leak search repeats the bill.

Dirty condenser and electrical faults. Leaves, grass, and lint matted into outdoor condenser fins, and failed capacitors, fans, or compressors, can all stop cooling.

Condensate drain. A clogged condensate drain is the usual cause of a steady water leak, and a frozen drain exit can send mini-split water back indoors in winter.

Mini-split specifics. Dirty washable filters, wrong mode or dead remote batteries, a blocked outdoor unit, mould on a damp indoor coil, or sensor and control-board faults behind an error code.

Summer cooling problems and winter heating problems share a cause in many Everett homes: the filter. A filter that serves cooling all summer and is never changed chokes the first heating cycle in autumn, so the same check protects both seasons.

Safe checks you can do

  • Set the thermostat to Cool with a realistic setpoint and the fan on Auto, and open all registers.
  • Replace the filter, and clear debris and leaves from around the outdoor unit. Hose coils only as the manual allows, with power off.
  • For a frozen coil: switch cooling off and the fan on, let the ice thaw fully, fit a clean filter, then restart once. If it freezes again within a day, stop and call.
  • For mini-splits: check mode and setpoint, fit fresh remote batteries, clean the washable indoor filters, keep vents and the outdoor unit clear, and note the exact error code and whether it returns after one power cycle with the breaker off for five minutes.

What not to do

  • Do not buy a refrigerant top-up kit or open a refrigerant circuit. Refrigerant handling and leak search are technician work.
  • Do not run a compressor against a solidly iced coil, chip ice off a coil, or pour hot water on a frozen unit.
  • Do not keep resetting a unit that faults immediately, or let a drain fix delay a leak call when water is dripping.
  • Do not ignore a burning or electrical smell. Switch the unit off and call.

When to call a technician

  • Ice returns on a clean filter, or refrigerant is suspected from hissing, ice, and weak cooling together.
  • The outdoor unit will not run, or there is an electrical or burning smell.
  • A mini-split error code returns, or a drip, leak, or smell persists after filter cleaning.
  • Drain work is needed inside a wall or casing, or a drain is frozen where it exits.

A technician checks airflow, coil condition, refrigerant charge and leaks, condensate drainage, and electrical components, and reads the exact fault code on a mini-split before recommending anything. Capacitors hold charge with the power off, which is one more reason electrical work stays with a technician.

AC and Mini-Split Problems: Not Cooling, Freezing, and Dripping FAQs

Direct answers for Everett homeowners. If your question is not here, call and ask.

Is my air conditioner out of Freon?

A sealed system does not use up refrigerant, so low refrigerant means a leak. Topping it off without finding and fixing the leak is a repeat bill, not a repair.

What do I do if there is ice on the pipes?

Switch cooling off and the fan on, let the ice thaw fully, fit a clean filter, and restart once. If it freezes again within a day on a clean filter, stop and call.

My mini-split shows an error code. Can I reset it?

Note the exact code, then power-cycle once with the breaker off for five minutes. If the code returns, call — codes are brand-specific and point to sensor, control, or refrigerant faults.
